What to Expect When Building a Custom Home in New Jersey: From Lot to Keys

Building a custom home is one of the most exciting—and complex—journeys a homeowner can take. If you're exploring new home construction in places like Montclair, Wayne, or Kinnelon, understanding the full process can help you budget, plan, and make smart decisions from day one.

At Kenly Construction, we’ve guided dozens of NJ families through the journey of building their forever homes. Here's a step-by-step overview of what to expect when you partner with a trusted custom home builder in New Jersey.

Step 1: Lot Evaluation and Site Prep

If you already own land, the process starts with a detailed site evaluation. We assess:

  • Topography and grading

  • Soil conditions

  • Access for utilities (gas, electric, sewer/septic)

  • Zoning, setbacks, and local building codes

No lot yet? We can refer local realtors who specialize in buildable land in Essex, Passaic, and Morris counties.

Step 2: Architectural Design

Whether you come with plans or want full design-build support, this phase includes:

  • Floorplan development

  • Exterior elevation concepts

  • Material and finish selections

  • Structural planning and energy compliance

We’ll match you with one of our preferred architects or collaborate with yours.

Step 3: Permits and Approvals

We handle all the paperwork, including:

  • Building permits

  • Soil erosion plans

  • Zoning board approvals (if needed)

  • Construction scheduling with the township

Every municipality—Montclair, Wayne, etc.—has unique timelines. We make sure your application is complete and correctly submitted to avoid delays.

Step 4: Construction Begins

From foundation to framing, here's what happens:

  1. Site clearing and excavation

  2. Foundation pour (slab, crawlspace, or basement)

  3. Framing and roofing

  4. Windows, siding, doors, insulation

  5. Rough plumbing, HVAC, electrical

Throughout construction, you’ll receive weekly updates and photos so you can track progress.

Step 5: Interior Finish and Final Walkthrough

As the build nears completion, we shift into:

  • Cabinetry and flooring

  • Tile, trim, paint, lighting

  • Appliance installs

  • Final plumbing and electrical

  • Township inspections and CO (Certificate of Occupancy)

You’ll do a final walkthrough, flag any punch list items, and receive your warranty packet.

How Long Does It Take?

Most custom homes take 8–12 months from permits to move-in, depending on size, weather, and complexity.
